You are covered for Advisers’ Costs to pursue Legal Actions
You are covered for Advisers’ Costs to pursue Legal Actions for:
Mediation with the Tenant (and Guarantor if required) to resolve
breaches in the Tenancy Agreement relating to the rightful occupation of
the Insured Property
Eviction proceedings against a Tenant or Guarantor to recover
possession of the Insured Property where the Tenant (or Guarantor)
fails to perform his obligations set out in the Tenancy Agreement relating
to the rightful occupation of the Insured Property.
Advisers’ Costs to pursue Your Tenant for costs incurred in rectifying damage
caused by the Tenant to the Insured Property. Costs will only be pursued once
possession of the Insured Property has been regained.
Legal Action for nuisance or trespass against the person or organisation infringing
Your legal rights in relation to the Insured Property.
The nuisance or trespass must have commenced at least 180 days after You first
purchased this insurance.
You are covered for Rent owed by a Tenant or a Guarantor under a Tenancy
Agreement in relation to the Insured Property up to the Maximum Amount
Payable, where the Insured Event occurs during the Period of Insurance and
You, where appropriate, are pursuing a claim against the Tenant to evict them
from the Insured Property.
Advisers’ Costs to pursue Your legal rights for financial compensation for
damages against a person or organisation that causes physical damage to the
Insured Property. The damage must have been caused after You first purchased
this insurance.
We will pay a Daily Rate for the duration You are off work while attending court for each whole day of such attendance providing these costs are not recoverable from the court.
We will pay 50% of the Daily Rate for each additional half day You are off work
while attending court providing these costs are not recoverable from the court.
You are covered for Advisers’ Costs to defend civil and criminal Prosecutions brought against You in relation to the Insured Property.
